Building Trades

The Building Trades Division is composed of six trades groups as well as the Evening Shift Department who take pride in providing facilities services which focus on the maintenance, repair, service and operations requirements of campus buildings and infrastructure.

Carpenters

Responsibilities include:

  • Renovation of interior spaces
  • Repair and/or replacement of existing cabinetry and other furnishings
  • Repair of building roofs
  • Repair of damaged walls
  • Weatherization of existing and installation of new windows
  • Ceiling tile systems
  • Repair of building roof drainage system
  • Staffing includes three carpenters.

Electricians

Responsibilities include:

  • Repair and installation of electrical outlets, circuitry, wiring, and lighting ballasts, transfer switches, occupancy sensors
  • First response on diagnostics  to building elevator problems
  • Responsible for the university’s high voltage infrastructure
  • Interior building lighting
  • Exterior building lighting
  • University security lighting
  • Repairs to athletics electrical systems
  • Automatic security gates maintenance and repair
  • Special events power requirements and supply

Staffing includes four electricians.

Heating, Ventilation and Air Conditioning (HVAC)

Responsibilities include:

  • Preventative and corrective maintenance on building environmental climate systems and controls
  • Equipment asset tagging & tracking
  • Boilers
  • Centrifugal pumps
  • Primary cooling chillers
  • Motors
  • Solar arrays
  • Rainwater catchment systems
  • Building Automation Systems (BAS) controls
  • Piping systems
  • Duct systems
  • Air handling units
  • Air compressors
  • Exhaust fans
  • Electrical circuits rated up to 480VAC
  • Fan coil units
  • Valves
  • Associated sub-systems equipment and controls.

Building Systems Maintenance

Systems and equipment reliability is achieved through on-going comprehensive periodic maintenance.  Maintenance practices are specifically tailored to the different types of equipment used in comfort cooling and heating processes.  Industry standards are periodically reviewed to insure latest methods are being employed when performing maintenance and repairs.

Building Automation Systems (BAS) Overview

UNC Asheville has achieved a 100% integrated single platform BAS system throughout all buildings based on the Automated Logic WebCTRL system.  This allows the BAS Systems Operator specialist to monitor buildings, modify programs, and respond to complaints from any location with internet access.

The department maintains all aspects of the system including programming, graphics, installation, and repair.  No costly maintenance contracts are required.  Spare parts are stocked for the system allowing immediate correction of failures.  Major problems are automatically reported to an HVAC Technician on-call 24/7 via pager for immediate response.
All HVAC Technicians can monitor their own buildings for performance and receive notification via e-mail of any problems.  A centralized system also allows UNC Asheville to perform “Load Shedding” operations across campus in response to increase electrical demand, thus reducing demand charges from the local utility.
Centralized monitoring of the BAS system provides technicians with system status and troubleshooting information as soon as complaints or alarms are received.  This directs the technician right to the problems without extensive troubleshooting in many cases and significantly increases department productivity.
Staffing includes: one (1) Team Leader, one (1) BAS System Specialist and eight (8) Facility Maintenance Technicians.

Locksmith

Responsibilities include:

  • Team Leader for General Trades
  • Repair of locks on doors and windows
  • Making keys
  • Re-keying locks
  • Hanging banners
  • Repair and installation of restroom dispensers
  • Inspect and service fire extinguishers
  • Install weather stripping on doors
  • Repair of handicap door openers
  • Installation of baseboard materials
  • Repair and installation of tiles
  • Repair of stairway rubber treads
  • Repair of window shades and blinds
  • Repair of seats in classrooms and auditoriums
  • Hanging boards and pictures
  • Repairing carpet
  • Fabricating interior signage

Staffing includes one locksmith.

Painters

Responsibilities include:

  • Painting of classrooms, hallways and offices
  • Painting exterior handrails and light poles
  • Surface preparation and repair
  • Installation of exterior signage including building and traffic signage as well as temporary event signage
  • Graffiti removal
  • Drywall repair/ finishing
  • Pressure washing of walkways and buildings
  • Furniture refinishing
  • New wood staining and sealing
  • Welding fabrication & operations
  • Equipment operation for trades projects

Staffing includes two painters.

Plumbers

Responsibilities include:

  • Preventative maintenance and repair of sinks, commodes, water fountains, floor drains, showers, piping systems
  • Maintenance of PRV water valves, backflow preventers, exterior hose bibs
  • Maintenance for fire suppression sprinkler heads
  • Responsible for domestic piping and drain piping
  • Cleaning clay pits in the Art department
  • Collection of data from water meters
  • Bi-monthly pumping of grease separators installed on campus.
  • In-house concrete/masonry projects
  • Welding fabrication & operations
  • Clearing stopped drains
  • Installation of sinks & fixtures for renovation projects

Staffing includes one plumber and one maintenance mechanic.

Plumbers are required to maintain:

  • N.C. Swimming Pool Certification
  • Backflow Prevention Certification
  • NICET Fire Systems Basic Maintenance

Evening Shift Department

Responsibilities include:

  • Daily housekeeping for entire campus as required
  • Maintenance and repair of fire panel systems
  • Hazardous waste pick-ups
  • Fire alarm calls
  • Unstopping drains and commodes
  • Locksmith work
  • Fallen tree removal
  • Snow removal
  • HVAC calls
  • Water leaks
  • Maintenance of smoke heads and sprinkler heads
  • Repair/restock restroom dispensers
  • Repair plumbing fixtures
  • Student Life & housing support
  • Special events support

Staffing includes two maintenance techs.
